I recently sold properties located in New York City and was in need of a 1031 exchange property. I called Marcus & Millichap in Manhattan and promptly received a call back from Adam Petriella. He listened to my needs and was quick to begin presenting properties for my review. We spoke daily about many properties, their relative strengths and weaknesses and their appropriateness for my personal needs.
We finally found what I was looking for. But the job wasn’t done. Adam negotiated on my behalf with the seller’s and assisted in finding a lender to finance the transaction. Through the ups and downs that come in any transaction, he was there and he performed.
Adam is honest, passionate and focused. You would do well to have him on your team.
During 2008, Adam and his excellent team were instrumental in the successful refinance of one of our shopping centers in greater Los Angeles. This was accomplished during the height of the U.S. financial crisis, and Adam was able to hold the transaction together with our lender, even as our lender was in the process of shutting down its commercial loan department.
Adam’s dedication to the completion of the loan he had previously negotiated on our behalf, and his persistence in ensuring that the lender lived up to its earlier commitment were critical to the completion of the loan process.
Adam is very hard-working on behalf of his clients, and is also very knowledgeable in understanding the nuances necessary to help convince the lenders to overcome any difficulties that may arise during the loan process. Bottom line, he went to bat on our behalf through some very difficult circumstances and “made it happen”. We appreciate Adam’s excellent work on our behalf and recommend him very highly.

Recently we had the opportunity to refinance our property and chose Mr. Petriella to source the best financing for us. We have a beautiful property in Culver City and felt there would be no issues with a refinance.
However, due to the structure of the property and something called ‘Tuck-Under’ parking, we were unable to get a loan from Fannie Mae. We and Adam Petriella were undeterred.
Adam went shopping for us and found another excellent lender. When we went under application rates were very good so we locked the rate. Since then however, the rates have risen and we feel fortunate to have refinanced when we did.
Being in the business I know how something so seemingly straightforward can become more complex because of real and imagined issues. Due to the recent banking crisis it seems lenders have become very difficult to deal with. We feel very good that Adam’s maturity, professionalism and his team took very good care of us.

Adam and Kennedy Funding developed a working relationship when Adam brought us a borrower who owned a free and clear 250,000sf office property in Southern California. Due to the borrower’s need to monetize their equity faster than traditional sources could perform, Kennedy was the perfect fit. Adam and Kennedy worked hand in hand to provide nearly $10mm in 30 days to a large publicly traded REIT. Like many real estate transactions there were obstacles and deal-killing requirements but, because of Adam’s knowledge of his client’s needs, cool head and professionalism, we were able to prevail and provide funds on time and within the borrower’s budget.
Several months after this funding Adam called to ask us to consider his company for the sale of a property we owned in downtown Los Angeles; a 100,000sf 1920’s vintage industrial property. After several false starts with what seemed to be the ‘right’ buyers, we realized it would serve our interests to hire Adam and his team to exclusively represent us in the marketing and sale of the property. Adam and his team-mate, a top broker within his firm, listed the property and eventually produced the perfect buyer who closed all cash in 60 days.
